Contract and Compliance

Ensure contract compliance by reviewing the required riders and disclosures.

Create a comprehensive timeline of important deadlines.

Introduce ourselves to the client(s), agent, lender, escrow agent & title company.

Furnish all parties involved with an executed contract.

Obtain a receipt confirming the escrow deposit has been made.

Schedule inspections within the contract timeframe and stay in touch with all parties to keep up with outstanding items and status updates.

Draft the addenda per the agent’s direction, and final approval is required.

Submit all necessary documents for Brokerage Compliance.
Follow Ups & More
Title Follow Ups

Ensure Title commitment, Lien Search, Estoppel, and Survey are ordered (as applicable).

Obtain preliminary settlement statement.

Send Closing instructions to the client.

Verify that the Title company has received the lender’s closing package.
Financing Follow Ups

Confirm that the buyer has made a completed loan application.
-
Confirm that the appraisal has been ordered and follow up with a lender for results.

Monitor the underwriting process through receipt of loan commitment followed by the Clear to Close.

Verify closing disclosure is sent to the buyer at least 3 days before closing.
HOA / COA Follow Ups

Obtain copies of association documents; send to buyer and/or buyers agent.

Confirm buyer has submitted their application to the association.

Verify that the buyer has received association approval.
Closing Preparation

Regularly monitor the Closing is on target.

Send distribution authorization to the Title company.

Confirm Final Walk-Through arrangements.

Verify and Confirm closing time and location.

Submit Final Compliance documents to Brokerage.
